Roof inspection is the single largest commercial drone application by number of jobs. Roofing contractors, insurance adjusters, solar installers, property managers, and home inspectors all use drones to document roof condition, identify damage, and plan repairs. The work is repeatable, the deliverables are well-defined, and the demand is consistent year-round.
This guide covers what you need to conduct professional drone roof inspections legally and efficiently.
Part 107 Requirements
Every paid drone roof inspection requires an FAA Part 107 Remote Pilot Certificate. There are no exceptions. Taking money for drone imagery -- including inspection reports -- is commercial operation under federal law.
Key Part 107 requirements that directly affect roof inspection work:

Airspace authorization. Residential and commercial neighborhoods frequently fall under Class D, C, or B airspace depending on their proximity to airports. Before flying any job, check the airspace class and whether LAANC authorization is available and at what ceiling altitude. A roofing job in a suburb five miles from a Class D airport may require LAANC at 0 ft -- meaning no flight at any altitude without a manual waiver.
Operations over people. Roof inspection typically involves flying directly over a structure. The structure is not the concern -- the people near it are. If workers, homeowners, or pedestrians are within the flight path, Part 107 Subpart D (Operations Over People) applies. For most roof inspections, the practical approach is to brief anyone on the property, establish a safety perimeter, and conduct the flight with a visual observer when needed.
Visual line of sight. You must maintain visual line of sight to the aircraft at all times. For most roof inspections this is straightforward -- the aircraft stays close to the structure. The exception is large commercial roofs where flying behind HVAC units or equipment clusters may break line of sight. Plan flight patterns that keep the aircraft in view.
Maximum altitude. 400 ft AGL is the ceiling. Most roof inspections operate at 50-150 ft AGL depending on structure height and camera requirements. This is well within limits, but verify your GPS altitude readings against the structure height for tall commercial buildings.
Equipment
Aircraft
For most roof inspection work, a mid-range prosumer drone (DJI Mavic 3 Pro, Air 3, or equivalent) is sufficient. Selection criteria:
- Camera resolution. 20+ megapixels for insurance and litigation-grade documentation. 12 MP is adequate for contractor estimates.
- Zoom capability. Optical zoom lets you get close-up detail without physically positioning the aircraft over ridge lines or fragile sections. The DJI Mavic 3 Pro's telephoto lens is particularly useful for this.
- Wind resistance. Residential roofs create turbulence. A drone with poor wind resistance will produce shaky footage and increased collision risk. Check the manufacturer's rated wind resistance before flying in gusty conditions.
- Obstacle avoidance. Not a substitute for careful flying, but omnidirectional sensing reduces collision risk near chimneys, antenna masts, and rooftop HVAC units.
Memory and storage
Bring at least two fully charged batteries and a high-speed SD card with adequate capacity for your planned flight. Running out of battery mid-inspection means repositioning and re-flying, which wastes time and produces inconsistent imagery.
Pre-Flight Checklist for Roof Inspections
- Preflight location check. Verify airspace class, TFRs, LAANC authorization, and weather conditions before arriving on site. Use UAS SkyCheck for this -- enter the property address, verify your safety score and airspace status.
- Weather verification. Surface wind at 3 mph can be 15 mph at rooftop level. Check the METAR from the nearest weather station for actual conditions, not just a forecast.
- Site walk. Before launching, walk the property to identify power lines, trees, antenna masts, chimney stacks, satellite dishes, and other obstacles not visible in aerial imagery.
- Homeowner/occupant briefing. Tell anyone on the property that you are about to fly. Establish a launch and landing zone clear of foot traffic.
- Aircraft inspection. Props, battery, gimbal, Remote ID.
- FAA authorization confirmation. If the location requires LAANC, confirm authorization is active before launching.
Flight Patterns
Perimeter orbit
Fly a complete orbit around the structure at consistent altitude and distance. This produces imagery of all four elevations and roof edges. Start at a corner, fly at a height that gives a clear view of the roofline, and complete a 360° circuit.
For a standard single-family home: 40-60 ft AGL, 20-30 ft outset from the structure, slow orbit speed. The goal is consistent overlap between frames.
Overhead grid
For insurance-grade documentation and solar potential assessment, fly a nadir (straight-down) grid pattern over the roof. This produces overlapping imagery suitable for photogrammetry software to generate an orthomosaic and 3D model.
Standard parameters: 75-85% front overlap, 70-75% side overlap, 80-120 ft AGL depending on camera and resolution requirements. Most photogrammetry software (DroneDeploy, Pix4D, WebODM) calculates the flight path automatically from target GSD (ground sampling distance).
Detail passes
After the perimeter and grid, conduct targeted detail passes over areas of interest: valley intersections, flashing around chimneys and skylights, ridge caps, gutters, and any areas showing visible damage. Use zoom where available rather than descending into close proximity to the structure.

Roofing contractors
- High-resolution JPEG or TIFF imagery of all four elevations
- Overhead imagery for measurement and material estimation
- Annotated PDF report identifying damage areas
Insurance adjusters
- Georeferenced orthomosaic (TIFF with GIS coordinate metadata)
- 3D model or point cloud for accurate measurement
- Raw imagery archive for adjuster review
- Chain of custody documentation: date, time, GPS coordinates, equipment serial numbers, and pilot certificate number
Solar installers
- Roof plane dimensions and orientation
- Shading analysis (shadows at different times of day)
- Obstruction locations (chimneys, vents, HVAC units)
- Slope measurement from 3D model
Pricing
Roof inspection pricing varies by deliverable type, property size, and market:
- Basic residential inspection (imagery only, single-family home): $150-300
- Insurance-grade residential (orthomosaic + report): $250-500
- Commercial roof (large flat roof, detailed report): $500-1,500+
- Solar site assessment (full 3D model + shading analysis): $400-800
These are market ranges. Your local rates may differ based on competition and demand. Roofing season (spring and fall in most markets) drives higher volume and allows higher rates.
Legal and Insurance Considerations
Liability insurance. Most roofing contractors and insurance companies require proof of drone liability insurance before allowing access to a property. $1 million general liability coverage is the standard minimum. Hull insurance covers the aircraft itself.
Client contracts. A written contract specifying deliverables, turnaround time, data ownership, and limitation of liability is standard practice for commercial inspection work. Do not start a job without one.
Data storage. Insurance adjusters and contractors may need imagery months or years after the inspection for dispute resolution. Establish a data retention policy and communicate it to clients.
